ADUsADU 附属住宅
Detached, attached or garage conversion. California law now favours these heavily — most Orange County lots qualify. 独立式、附建式或车库改建。加州法规目前对 ADU 相当宽松，橙县多数地块都符合条件。
Whole-home renovation整宅翻新
Older Orange County homes taken back to the studs and rebuilt — including the parts behind the drywall. 橙县老房拆到龙骨重建，包括墙板后面那些看不见但最容易出问题的部分。

Usually within three business days. Send photos first and we can often answer the big questions before we drive out. 通常三个工作日内上门。先发照片给我们，很多关键问题在上门之前就能给你答复。

Line by line — labour, materials, permits, allowances. No lump sum that hides where the money went. 逐项列明：人工、材料、许可证、预留款。不给一个笼统总价把钱藏在里面。

Permits & build报批与施工
We pull the permits and run the trades. One phone number for the whole job. 由我们申请许可证并调度各工种。整个工程你只需要记一个电话。

Final walk-through竣工验收
We walk it with you, write the punch list, and finish it before the last payment. 陪你走一遍，列出待修清单，全部完成后再付尾款。
